Well, you can easily just download the CSS content directly from Valve's SteamPipe. It's free, they just don't include executables to actually play the game.

It's been that way since CSS was released, except with Steam's old system.
Google it. That's how my server has CSS content.

TTT or zombie gamemode. I can't think of much else but those are really fun.

It is a great Steam game with a ton to offer. It's simple, you just click on a server type you wanna play in and you are in! I think tornado chasing servers are a lot of fun. Enjoy the game when you get it, you'll love it!
