Theories about Hyrule and Termina discussion

So I've been hearing about plenty of theories about Termina, from Majora's Mask, being simply an alternate dimension from Hyrule. I want to hear your takes on it.

My theory is that Termina is not an alternate dimension, but just a different region, based on a couple things.
The Hylian text on Phantom Ganon's sword translates to "Zubora Gabora" in the Wind Waker, and some masks can be seen in the figurine gallery.
