Changing to dedicated server

I've tried to find some info from the forums but I could'nt find any.

I can make servers but I cannot make them dedicated. When I use the start game option others can join. But none can join on the dedicated server. Others saw the server but the ping was "dead".i could join the game from the LAN option. Im sure i used the dedicated not the dedicatedLAN option.

So can anyone help?

If you're accessing your own server, it will always show "LAN" or "DEAD"

but others saw the ping dead too.
