The spell was to last until his 21st year, when he was 21 years old, it was 10 years in that belle came in, he must have been 11 years old when he became cursed. 
Chip, the teacup is about 6, they have been cursed for 10 years, chip must have been born a teacup. 
Chip also must have gotten that chip while a teacup, so why does he not have a big open gash in his head when he turns into a boy?
It is only about september when belle arrives at the castle, later that day it is the middle of winter.
At the end of the industrial revolution, (the time this takes place) there was no monarchy in France, however there was a prince, in a shining new castle, with lots of servants.
The town completely forgot there was a castle there, and that the prince was inside over a 10 year period.
The prince is dying at the end, but on becoming human, he is perfectly fine.
If the whole point of a waterwheel is to harness the rotation, why does Maurice have a system to carry water to the top that requires the rotation?

There are a lot of holes in that story.
