Actually, if you're careful, you can get a spacious building on a small plot of land. This requires good placement in stairs, elevators, and rooms. So basically, you have to do some planning.

It uses 64x64. In my opinion, going 48x48 is a little too small. The hallways can fit about 2 people (that is, two people can walk past each other at once) and the floors can hold about 3 to 6 rooms depending on their size at Isar. So any smaller and its getting awkward.
