What I'd like to know is if there is or ever was development on #3 or not. Did they start it in secret right after episode 2 or did they start in secret just recently?
They've probably been developing the story for it for some time now, along with source 2 (Which was probably their main development focus), and now that source 2 is coming out soon, they can finally start the actual game development phase. I predict that it could possibly be out within 2-3 years.

I don't see why they couldn't develop HL3 while also working on Source 2, though.
I would think that it would be helpful to have an actual game project to basically test and develop Source 2 with. You could discover the need for features/systems that you wouldn't have thought of otherwise.

Though I've never developed a game engine so what do I know.

Obviously they could, but even if they did, they'd still need to redo everything when source 2 was finished. Either way, they've had tons of time to work out the story and gameplay elements and are probably working on the game as we speak.

They could still work on assets and just tag them into the engine. You don't need the engine before you can start developing for it. Mount and blade 2, aka Bannerlord has people already developing mods for the game, and the game isn't even in a playable phase without commands. They could probably get done with key assets like models, scenery, textures, scripts, and sounds before source engine 2 even comes out. That leaves the game about 74% done. What's left Is rigging, animating, and waiting for lighting and lightmaps to render.

the physics puzzles were gimmicky af, but it served it's purpose pretty well. Slowed down the gameplay, showcased the environment via exposure, and served as a pseudo-tech demo for the Source Engine. Not too many games involved physics in it's gameplay at all, and Half-Life 2 let you use it as a weapon and a problem solver.

And I dearly hope that HL3 doesn't forget around with portal lore too much. I don't want to play Half-Portal with a physics-portal gun. I want the next Half-Life, not Portal 2.5

Half Life 2 and 9/10
