TF2 server problems

I know this has been posted several times before-- but bear with me.

I want a tf2 serber D:

I have forwarded my ports, I have put sv_lan 0 in console, my server console even says that it was succesfully connected to VAC. But it's always on LAN. Could something be blocking my server's access to the internet?

change the ip setting to your external ip. Then you want to do a map change after editing the lan and ip settings.

I looked in the server listings and double clicked on my server, and it told me I didn't have this 3rd party mod installed. But it's TF2 wtf.
