Hey so I'm gonna start a new settlement, but I want to plan this one out much better. What resources should I check for in an area before I settle down?

You need Rustroot to find Mine Holes.
To find Rustroot, your Perception X Exploration has to equal 500+ to start seeing it.
Then turn it into Rustroot extract and boom, you're off hunting for a mine.

I think there are no mines left. At all. They're all built and most likely claimed.
