Game with high replay value/Multiplayer worth playing

I want a game that will last at least for months to come, any idea of a game that can do just that? I am interested in some FPS or RPG.

Garry's Mod

Minecraft (I like it but I wouldn't buy it)

Try wurm. Wurms a good game for making your house,mines ,skills,settlements, and more!
I find the game really addictive when you have a house and you want to build a boat, to build a row boat takes for ever!

I don't like regular TDMs, or Search and Destroys, I want something that isn't some generic game.

Mw2 actually has pretty funny multiplayer and the co-op is cool.
