I just create a face, apply the texture, then attach the face to the model, use the apply tool in 3ds and it eliminates the face and keeps the texture.

No, they need to be scripted.

I'm using Blender. But yes, that is how it works but for some reason it doesn't appear to display textures larger than 16x16 in game.
